How do I submit a work order from the Tenant Portal?

All residents should have received an invite to the new tenant portal. If you haven't received or accepted the invite, contact your property manager for the login URL. You can also find the portal links on some websites. The portal is fully responsive, working on any device or screen size. On smaller screens, use the menu icon to access the left-side navigation. This menu allows you to perform various actions, including viewing open maintenance requests. To create a new service request, click the green "Maintenance Request" button.

To create a maintenance request, a new window will open where you can enter the necessary details. Specify the priority, provide a detailed description, and include an incident location (e.g., "Kitchen Sink"). This information helps the property manager assign the correct vendor quickly.

If you prefer to be present during the service, enable that option to access scheduling choices. You'll need to select the required number of time slots that work for you. These will be sent to the vendor.

Additionally, upload an image of the issue to help the property manager better understand the problem. Once everything is filled out, click the green "Submit" button to send your request.

You may add additional documents, images etc to the request once it has been submitted. The STATUS of the request will be in the left side of the page. The status will be updated by the property manager after the request has been reviewed.

Details of Maintenance Request

Each service request includes a group chat where you can communicate directly with the property manager and the assigned vendor. You will receive notifications of chat messages via text. You can also upload additional documents or images to the chat.

Once the maintenance is complete, the service request status will be updated to closed. It's possible to have multiple service requests open simultaneously. Make sure to respond promptly to any chats and provide the necessary information to help complete the service.

To view all your service requests, click the service request tab in the navigation menu again.
